Your services page literally promotes free mentoring through the Airbnb Ambassador program. You are training your audience to expect free.
The people who DO find your coaching page on VIP Member Vault see a text-heavy page with no video, no testimonials above the fold, and no urgency. For a $5K-$8K decision, that is a lot of trust to build with text alone. Especially when you have HGTV footage, 20 years of experience, and $2.3 million in net worth from STRs to put on camera.

Quick tip before you dive in.
The single biggest mistake I see with new hosts is treating their listing like a real estate ad. Square footage. Number of beds. Amenity checklist.
Guests do not book square footage. They book a feeling. Your listing needs to sell the EXPERIENCE of staying at your place, not the specs.
That is the first thing I would fix if I were looking at your listing right now.

One of my coaching clients was about to spend $7,000 furnishing her first STR.
I looked at her list and cut it in half.
Not because I wanted her to have a cheap-looking property. Because half of what she planned to buy would be destroyed by guests within 6 months. And the other half was overpriced for what it was.
We redirected that $3,500 into the things that actually matter for photos and guest experience. Bedding. Lighting. A few statement pieces that photograph well and hold up to wear.
Her nightly rate ended up higher than comparable listings. Because the property LOOKED more expensive than it cost.

When a guest walks into your rental, they form an opinion in the first 10 seconds. That opinion determines whether they leave a 5-star review or a 4-star review.
Here is what they notice (in order):
1. Smell. If it smells like cleaning products, they think "sterile." If it smells like nothing, they think "clean." Big difference.
2. Lighting. If the main light is a single overhead fixture, the space feels flat and cheap. Two table lamps and a floor lamp change everything.
3. The bed. They look at it and decide if they are going to sleep well tonight. White duvet, 4 pillows, tight hospital corners. That is it.
4. Clutter. Every surface that has stuff on it is a surface they have to move their stuff off of. Clear surfaces = high-end feel.
5. Temperature. If it is too hot or too cold when they walk in, they are already annoyed before they even set their bag down.
None of these cost more than $200 to fix. Most cost nothing. But together they are the difference between "great place!" and "it was fine."
I have been doing this for 20 years and these 5 things have never changed.

A few years ago I got a review that said, "The place was nice but it did not feel special."
That one sentence rewired my entire approach.
Because "nice" is a death sentence on Airbnb. "Nice" means forgettable. And forgettable means no referrals, no repeat guests, and the algorithm slowly pushing you down the search results.
After that review, I went back and redesigned the space. Not a full renovation. I spent maybe $500 and a weekend. But I gave every room a STORY. A reason to take a photo. A detail that made a guest say "oh, that is cool."
The next review said, "This place has so much personality. We did not want to leave."
Same property. Same location. Same price. Just a different guest experience.

After 20 years and hundreds of conversations with hosts, I have noticed there are really just two types.
